Kentley Hills – Affordable to Luxurious Options off Wildcat Reserve

Kentley Hills is one of Highlands Ranch’s larger subdivisions with over 800 homes sprawling along the northern side of Wildcat Reserve Parkway just west of Fairview Parkway. The neighborhood is broken up into three smaller subsections, all of which can be entered off of Wildcat Reserve Parkway on Kleinbrook Street, Willowbridge Way, and Summit View Parkway, from east to west. Summit View Parkway connects the three sections of Kentley Hills together on the northern edge. Kentley Hills is located in what is referred to as the Southridge region of Highlands Ranch and is neighbored by the Firelight subdivision to the south and Lantern Hill is tucked in the center of the Kentley Hills neighborhood.

Homes in Kentley Hills were built from the late 90s into the early 2000s by a variety of builders include Shea, Oakwood, Richmond, Sanford, and Ryland. With so many builders and homes in the area, it is no wonder that Kentley Hills has a huge array of options in homes. Both 1-story ranch homes and 2-story single family homes can be found here with a wide range of square footage and lot sizes. Ranch homes start at 1,500 square feet and can range all the way up to 2,600 square feet. Two story houses are generally larger, but small two story homes around 1,600 square feet are also available here. It’s also important to keep in mind that quite a few homes here have walkout and/or finished basements, which can add anywhere from 400 to 2,400 square feet. The larger basements are found in Kentley Hill’s largest homes which reach up to 4,500 square feet! While Kentley Hill’s does have a wide range of house sizes, the majority of homes here still fall within the average-sized home range of about 2,500 to 3,000 square feet.

Great homes can be found throughout Kentley Hill’s three smaller subsections, although there are some subtle differences through the three sections. Many of the largest, most expensive homes are found in the westernmost section, west of Lantern Hill and Dad Clark Trail. This is the smallest of Kentley Hill’s three sections, and also the quietest. The streets of Briargrove Way Charissglen Lane are isolated by gulches and open space both to the east and west. Summit View Elementary is also located right within the neighborhood, making it very convenient for families with younger children.  Residents within this section also have close access to the Grand View Trail and Dad Clark Trail, two concrete paths that lead to the playgrounds, sports fields, off-leash dog park, and community garden at Dad Clark Park.

Directly south of Dad Clark Park is another school, Heritage Elementary. This school is centrally situated in Kentley Hills, just east of the Lantern Hill subdivision which Kentley Hills surrounds. The 2 eastern- most sections of Kentley Hills are very similar in terms of home and lot sizes. Most homes lining the winding lanes and circles through these two sections are around 2,000 to 3,000 square feet with average lot sizes of .21 acres. These two sections also share the East Fork Trail, running along another gulch in Highlands Ranch’s natural landscape.

In addition to the two elementary schools located right in Kentley Hills, the Mountain Ridge Middle School and Mountain Vista High School campuses are located just a few minutes away, directly south of Kentley Hill’s western most section at Summit View Parkway and Wildcat Reserve Parkway. Southridge Recreation Center is close too, just a five minute drive southeast on McArthur Ranch Road!
