Timberline Ridge – A Quiet, Established Neighborhood in 80126


Timberline Ridge is located in what is generally referred to as the Northridge region of Highlands Ranch. Roughly 400 homes built by Sanford can be found spanning across either side of Venneford Ranch Road, west off of South University Boulevard. To the north and east, Timberline Ridge is bordered by the sprawling open spaces and trails of Sand Creek Park and Northridge Park.
Timberline Ridge is one of Highlands Ranch’s older subdivisions, with house construction dates ranging from the mid 1980s through to the mid 1990s. The majority of these homes are of 2-story, although a handful of 1-story ranches and split level homes can also be found here. Don’t Square footage can range anywhere from 1,500 to 3,500 square feet. About half of the homes here also have finished and/or walkout basements which can add up to an additional 1,500 square feet. Lot sizes here average roughly .19 acres, which is common throughout Highlands Ranch’s many neighborhoods.

Unlike many of Highlands Ranch’s newer neighborhoods, Timberline Ridge has an established ambiance throughout its many loops and cul-de-sacs. The subdivision’s earlier construction dates have allowed time for vegetation to develop throughout the neighborhood. This is especially apparent during early fall months as large trees change color and drop fall-colored leaves along the roads. The neighborhood also remains relatively quiet as Venneford Ranch Road acts as the main road going through the neighborhood and adjacent properties are fenced off to decrease road noise. Thistle Ridge Road branches off deeper into the neighborhood and leads to Mountain Sage Drive and Wild Iris Run. From these roads, small cul-de-sacs like Cactus Flower Way, Red Bush Trail, and Sunset Ridge Court offer homes that feel very private and are neighbored only by the gulches running north of the neighborhood.

The Dad Clark Trail runs along these gulches, creating a great trail system for joggers and dog walkers. Those using the trail can reach Sand Creek Park northeast of Timberline Ridge or Toepfer Park to the southeast. Sand Creek Park is less of what traditionally comes to mind when thinking of a park as it is mainly trails and open space with a few benches and manicured fields mixed in.  Those looking for basketball courts, sports fields, and playgrounds can find all of this, and more, at Toepfer Park. If residents are looking for something in addition to all of these activities at the parks, Timberline Ridge also has its own neighborhood pool for the summertime, and the Eastridge Recreation Center can be found just five minutes away on University Boulevard.

The Dad Clark Trail also runs further north to Sand Creek Elementary School within the Stratton Ridge subdivision. Older students in Timberline Ridge generally go to the Mountain Ridge Middle School/Mountain Vista High School campus, located about ten minutes away on Wildcat Reserve Parkway.
